
Emergency Maintenance
For all emergencies, such as fire, flood and break-ins, please call 911. After you call 911, please call our office at 360-753-0916 to report the problem and also submit the incident to our office in writing. For other emergency maintenance problems after office hours or on weekends, please call the office at 360-753-0916 and follow the answering service instructions (Push option #4 and call the number it gives you). This number is only for emergency maintenance issues such as running water, backed up sewer/septic systems, a leaking roof or 911 emergencies.
Regular Maintenance
For all regular maintenance requests please call, come by in person or email us to report the problem. IMPORTANT: ALL MAINTENACE REQUESTS MUST BE SUBMITTED IN WRITTING EVEN IF YOU INTIALLY CALL TO REPORT A PROBLEM. Office hours are 8:00 a.m. to 5:00 p. m. Monday thru Friday and our phone number is 360-736-0916. Before calling please check to see if the problem can be taken care of without a service call (check things like GFI and/or Circuit breakers). If making a maintenance request via email, please be sure to include your name, address, phone numbers (so we can make appointments) and a precise description of the problem. IMPORTANT: ALL MAINTENACE REQUESTS MUST BE SUBMITTED IN WRITTING EVEN IF YOU INTIALLY CALL TO REPORT A PROBLEM.
Schedule for non-emergency repairs:
1.Please report the problem to the office as soon as it happens. If you fail to report a problem and there is any further damage, you may be responsible for the damage. It is important to let the person taking the information know if an appointment is needed or if the maintenance personnel have your permission to enter your home.
2.The maintenance supervisor will assign the work order to our maintenance personnel or a vendor. The maintenance personnel will try and contact the tenant three times. If the tenant does not reply in a timely manor, the work order will become inactive.
3.The maintenance personnel or vendor will call you and schedule an appointment. Failure to keep this appointment will result in a charge.
Priority repairs will be scheduled first (running water, no heat, no working refrigerator, roof leaks, etc.) If 2 weeks have passed and an appointment has not been scheduled, please call our office to check on the status of your work order.
4. If the problem continues after the repair, please call the office and let us know as soon as you discover the reoccuring problem.
5. The tenant will be charged back for "lock outs" and any damages caused by the tenant (foreign objects in toilet & garbage disposals, etc.). Also, prolonged and excessive water usage because of running toilets/dripping faucets may result in a charge back for excessive water usage as per the lease.
Maintenance Prevention
:1. Please be sure to turn off all electrical appliances and water when not in use.
2. If some or all electricity goes out, be sure to check GFI’s and breakers.
3. Please remove all hoses and wrap outside faucets & pipes (houses/duplexes) to prevent pipes from freezing during the winter.
4. Tenants are responsible for changing all furnace filters and having fireplaces/chimneys cleaned.
5. Tenants are responsible for maintaining the grounds - mowing, weeding, watering, picking up all trash and keeping sidewalks and driveways clean.
